Our consultants evaluate vegetation, soil conditions, and hydrologic indicators to identify if wetlands are present on a property—critical information for land development, permitting, and due diligence.
In Florida, wetlands are defined as areas that are regularly saturated or inundated long enough to support vegetation adapted to wet conditions. Determinations are based on three criteria:
Hydrology: Evidence of periodic water presence, such as water marks or root adaptations.
Hydric Soils: Soil characteristics indicating long-term saturation.
Vegetation: Plant species typical of wetland conditions.
If wetlands are present and impacts cannot be avoided, an Environmental Resource Permit (ERP) and mitigation may be required. Wetland determinations are commonly conducted during property due diligence to identify regulatory constraints and potential costs.
